How does this tie in with the new Brentford stadium?
The Griffin Park site is one of five linked residential developments (Central Eastern, Central Southern, Capital Court and Duffy, all at the Kew Bridge site adjacent to the new stadium, in addition to Griffin Park) which together fund the costs incurred in the delivery of the Community Stadium.
The sites together deliver a package of benefits including a substantial contribution to local housing supply and a range of affordable housing types and tenures, in addition to the cost of delivery of the new Community Stadium.
What consultation has taken place so far?
From 2020 – 2022, EcoWorld London consulted with key stakeholders, the local community and residents’ groups and Brentford Football Club supporters to discuss the application.

What has happened since 2022?
EcoWorld London progressed the demolition of the Griffin Park football stadium in two phases: 1st phase (March 2021 – July 2021) and 2nd phase (Feb 2023 – Jun 2023).
Feedback from the initial consultation was collated, reviewed and shaped the design development of the latest proposals, including:
Increased the number of trees in the community park;
Introduced more biodiverse planting in the community park;
Retained features from the stadium to include in the development;
Introduced residents’ allotments;
Adjusted the car parking layout to provide clear routes and access points at crossings for safety;
Improved access to the site and improved visibility;
Widened the Braemar Road entrance pavement;
Introduced pinch points along the mews street to slow vehicles; and
Addressed security concerns of neighbours living at the north and east entrance points by introducing measures to slow down cyclists and improve the landscaping
We have also needed to ensure compliance with the latest updates to Building Regulations and planning policies (including design guidance).
EcoWorld London have continued to meet local groups such as Brentford Voice, Bees United and B.I.A.S and will continue to do so during the planning determination process.
What are the public benefits?
New high-quality housing, including Discount Market Sale homes.
New, large public park for use by everyone.
Improved public realm – landscape areas, new trees and seating areas.
New routes through the site increasing permeability of the area.
Remembrance of the heritage of the site.
Community Infrastructure Levy (CIL) payments, towards improvements to local infrastructure.
What type of affordable housing are you offering?
Discount Market Sale (DMS) homes, which offer the opportunity to purchase a new build home at a discount compared to the equivalent market sale.
DMS Homes will be sold at discount (to be agreed with LBH) to Open Market Value and will help provide an accessible pathway to home ownership. Research suggests the DMS homes will be affordable to c.20,000 households in Hounslow.
The proposed development offers an opportunity to provide a pathway into affordable home ownership by enabling delivery of 30 secure, high-quality homes for local households and a significant number of key worker households. The proposed homes will help meet an affordability gap by providing housing options for those who would not typically be prioritised for a Shared Ownership home and would not be able to afford a private sale home.

How can I get involved? What opportunities are there for local people to further shape the proposals?
We are keen to hear any further feedback, so please do contact us via the get in touch page.
We will also be holding a drop-in event where you will have the opportunity to view the minor updates and meet the current project team.
We have documented and considered all previous feedback from the 2021 consultation and this will form part of the planning application via the Statement of Community Involvement.
As we further refine our proposals, we are keen to involve our neighbours and local community in the design of the Community Park. We are planning a series of workshops and will be seeking representatives from the local community to attend.
We will also be enlivening the hoarding around the site and are keen to celebrate the heritage of Griffin Park. Any ideas are welcome!
Finally, we would also love to hear stories from local people so we can record and document the history of the site, as it evolves into it’s future. Please get in touch if you have any stories to share.
When is the planning application being submitted?
EcoWorld London plan to submit the planning application later this year. We are currently updating the supporting planning documents to take account of the updates and current planning policy.
How will our feedback comments be taken into consideration?
We will respond to any questions received and review all feedback. It will be considered by the team, as well as being documented and included with all previously received feedback from the 2021 consultation, to form part of the planning application via the Statement of Community Involvement.
